Property description

This house for sale is located in untouched nature near the Kolašin, in the village called Dulovine. Kolašin is a mountain town in northern Montenegro, having an altitude of 954m above sea level. In recent years, mountain Bjelasica and Kolašin have become a hub of economic development, not only in the north of Montenegro but in the entire country.

Kolašin is a popular touristic destination both in summer and winter and is one of the top destinations for highland tourism.

There are two ski fields, Kolašin 1450 and Kolašin 1600, the names of which indicate their altitudes from the sea level. Also, nearby is the Biogradska Gora national park, a premium tourist attraction featuring a distinctive ecosystem with picturesque meadows and one of Europe’s last remaining rainforests.

The total area of the house is 300m² and it stands on a plot of 900m². Multifunctionality is achieved by the richness of content for staying and socializing in the building itself through four levels.

Basement and attic spaces are planned for studios, a library, space for workshops and research, and creative work.

The ground floor consists of a spacious living room with large glass surfaces, dining room, kitchen, entrance hall, toilet, and dressing room. The terraces on the ground floor are covered and have a continuous connection with the living room and dining room. In this way, it is possible to extend these functions for outdoor use even in adverse weather conditions.

On the first floor, there are three comfortable rooms each with a unique framed landscape, through the abundance of openings and lights they possess. The interior materialization is predominantly bleached ash, and the minimalist design of the pieces of furniture and lighting represents a special refreshment and provides a sophisticated experience.

Considering that the external walls are 40cm thick, quality insulation with openings of three-layer glass, with supporting profiles in wood and aluminum, then integrated smart control and heating systems, Chalet Jelovac is one of the first successful examples of Passive house in Montenegro.

A Passive House is a voluntary standard for energy efficiency in a building, which reduces the building’s ecological footprint. It results in ultra-low energy buildings that require very little energy for space heating or cooling.

Although our lives necessarily turn digital, nature is what we need.

An important element in the development of this concept house was the creation of a unique visual, thoughtful but in particular, a physical connection with the village ambiance that this location provides.

The very idea for shapes and materialization of the building was inspired by a slightly tilting haystack found on a slope near the location. The entire design process was based on an inextricable connection with nature, its sensing, which reflects this building and makes it so special.

If you feel that is the right time to slow down and enjoy the simple pleasures in life, this house is the perfect choice for you.
